Ballarat Octane Service Station – Norman Street

I engaged Ryan & Scott to renovate my Ballarat Liberty Service Station. I was originally only considering small upgrades but once they presented the potential of my property and the equity that I could create within my portfolio it was as easy decision for the capital investment. 

Conform Developments completed design, fitout and fuel system upgrades for complete renovation internal and external of the service station. Converting the small convenience shop of 52M^2 to 110m^2 Service Station with commercial kitchen, retail sales area and seating area. 

Scott & Ryan creating the Octane Brand which included Canopy Branding, Shop Branding (internal and external). The fuel system was upgraded with a new 65KL x 3 compartment tank and new lines for all products within forecourt. We also upgraded the Car wash area to include 2 new carwash and vacuum areas. 

Scott & Ryan helped me with everything to get operational with food license, commercial cooking equipment, fuel tanks, car wash equipment and the branding to an exceptional standard that has completely changed the property portfolio and property value with a new shop, new external shop, canopy, forecourt, car wash and the Octane Branding. I have recommended them to multiple developers and friends of mine. 

The pandemic was hard on my business and they assisted me through the project to get the project complete and bring equity to my portfolio that has allowed me to expand at a faster pace.

BP Cobden Service Station

Ryan & Scott completed our BP Cobden Service Station Upgrade. We wanted to upgrade our fuel tanks, fuel system, install a new canopy and renovate the external of our building. 

The fuel system needed replacing and environmental compliance testing so that we could remove the old tanks, remediate the soil, install new tanks and fuel lines to have 4 x multi product dispensers to give the site the best potential return. Scott & Ryan completed the Fuel Design, procurement of tanks, structural steel, fuel system and all the construction works. They completed the BP branding and complete works to renovate and put back into operation.

BP Warrnambool

Scott & Ryan worked with us on our BP Cobden renovation, and we continued the relationship with our Warrnambool Truck Stop. The site had been in the portfolio for a long time and the timing was right to develop the property. 

Scott & Ryan completed the Development Approval with Architectural plans, town planning, traffic engineering and made the development approval process efficient and smooth from our perspective. 

The project was completed through a Design & Construct contract that included Engineering, Construction, Store Fitout, Drive Through Fitout, Commercial Kitchen Design & Fitout, Truckers Lounge and Commercial Laundry. 

Our Warrnambool site is the biggest site in Warrnambool with 8 MPP Car Canopy and Truck Canopy with 3 High Flow to service our trucks and wholesale business. 

It’s a big site and was a big project that was completed during the pandemic and will be successful into the future. It has been a good investment and has added a large equity property to our portfolio.

Metro Service Station

Ryan & Scott have completed 6 store renovations to our Metro Service Stations. They have assisted with complete renovation of internal, external, joinery, branding, cool rooms and professionally presenting our Metro Brand. Our Petit Café brand with Mr Whippy and Pie-Riffic have been implemented with great success and our stores are growing.

Shell Morayfield Service Station (Stage 1 & Stage 2 Development)

Conform Developments was recommended by Shell as an option for a Design & Construction Builder who has Shell experience to assist myself with the Shell Developer Build Service Station. Scott & Ryan have a passionate and enthusiastic approach with getting on with what needs to be done. The site has had multiple challenges from Traffic Management, Access & Egress and Stage 1 & 2 Development needs. Scott has been great assistance going above and beyond with his Development Management from Client side with being able to manage External Roads, Town Planning, Shell Client Management, Finance assistance, Development Services for Electrical, Stormwater, NBN. We are in the process of engaging for stage 2 for our warehouse and sales developments.
