The Ballarat Liberty Station was under pressure. 

Competition was increasing, supplier prices were rising and customers were demanding a better in-store experience than ever before.

After purchasing the property for $600k, Octane needed to upgrade the premises to compete with the modern market. Working with a large block of land, there were a few development opportunities that might generate ROI for the brand. 

But where to start? And how to know what opportunities are more valuable than others?

The Solution

We love renovating older service stations. We take the character and history of the place and recharge it for the modern world. 

That’s exactly what we were able to do with the Octane development in Ballarat.

The first thing we implemented was an overhaul of the store itself. We renovated the inside with a new fitout, commercial kitchen, seating area and retail sales area. 

We also upgraded the core service of the station – fuel. A serious upgrade to the fuel system included a new 60KL tank and an efficient new fuel system on all products at all pumps.

Cars driving past need to make quick decisions on whether to turn in or bypass any service station. So, Conform Developments introduced new branding that showcased Octane’s independence as well as the fresh, attractive new services being offered. The car canopy was upgraded and a new concrete forecourt introduced as well.

We know the modern customer wants not just an affordable, quality service but a comprehensive one too. So, we installed a brand new car wash on the property with two bays and a vacuum. 

All of this came back to the key goal of providing a competitive, quality service for customers. In achieving that, we knew we’d generate a serious ROI for Octane.

The Impact

The impact of our developments was clear from day one. 

With eye-catching branding, comprehensive services and a modern premises, Conform Developments’ upgrades took the market value of the property to $3.8M. The new branding substantially increased traffic turning into the service station, and the new fitout and kitchen raised the average revenue generated by each customer walking through the doors. 

In all ways, the ROI for Octane was substantial. We’re proud that we were able to once again generate a serious return for our clients.

The pandemic was hard on my business and they assisted me through the project to get the project complete and bring equity to my portfolio that has allowed me to expand at a faster pace.
